Terms of Use
Last updated: October 11, 2026
1. Who we are
Bonzai (“Bonzai”, “we”) is a portfolio tool for Canadian residential rental investors, at trybonzai.com. By creating an account or using Bonzai, you agree to these terms and to our Privacy Policy. If you don’t agree, please don’t use Bonzai.
2. Bonzai is in beta
Bonzai is in beta. It’s provided “as is” and “as available”: features may change or be removed, there may be errors or downtime, and we may end the beta, with notice where we can. Keep your own copies of important records — Bonzai isn’t a backup.
Bonzai is free during the beta. If we ever charge for it, we’ll tell you first, and you can decide whether to continue.
3. Figures are estimates, not advice
Bonzai’s figures — cash flow, equity, cap rate, mortgage schedules, forecasts and the rest — are estimates calculated from what you enter or import. They can be incomplete or wrong. Bonzai doesn’t give financial, tax, legal or investment advice.
The Deductible column is a guide to costs you can likely claim, not tax advice: confirm with your accountant before you file. Don’t make investment, tax or financing decisions based on Bonzai alone.
4. Your account and what you enter
Keep your password safe; you’re responsible for activity under your account. Tell us right away if you think someone else has used it.
You’re responsible for the accuracy of what you enter or upload, and for having the right to share it — for example, a document that names another person. Enter tenants by initials only.
5. Acceptable use
Use Bonzai only for your own properties and your own information. Don’t:
- try to access anyone else’s account or data;
- probe, scan or test Bonzai’s security without our written permission;
- scrape or copy Bonzai by automated means;
- reverse engineer Bonzai, except where the law allows it;
- overload or disrupt Bonzai, or upload anything harmful;
- upload tax returns, or other people’s personal information you don’t have the right to share;
- use Bonzai for anything unlawful.
6. Your data is yours
You own the information you put into Bonzai. You give Bonzai permission to store, copy and process it only as needed to run the service for you, including through the service providers listed in our Privacy Policy. That permission ends when you delete the information or your account, apart from the short deletion periods the Privacy Policy describes.
If you send us feedback or ideas, we may use them to improve Bonzai without owing you anything.
7. Our software
Bonzai’s software and design belong to us. These terms don’t give you any rights in them beyond using Bonzai as described here.
8. AI processing is optional
Reading figures from documents with AI is optional and off unless you turn it on. AI can misread a document, so check every figure on the review screen before you save it. Our Privacy Policy explains how it works.
9. Ending your use
You can stop using Bonzai at any time and delete your account in Settings → Delete account. We may suspend or close an account that breaks these terms or puts Bonzai or its users at risk. Where we can, we’ll tell you first and give you a chance to get a copy of your data.
10. Limits on our liability
To the extent the law allows:
- Bonzai is provided without warranties of any kind, express or implied;
- we aren’t liable for indirect or consequential losses, or for decisions you make based on Bonzai’s figures;
- our total liability to you for any claim about Bonzai is limited to the greater of what you paid us in the 12 months before the claim and $100 (Canadian).
Nothing in these terms limits rights you have under consumer protection laws that can’t be waived, including Ontario’s Consumer Protection Act, 2002.
11. Governing law
These terms are governed by the laws of Ontario and the federal laws of Canada that apply there. You can bring a claim in the courts of Ontario, or in the courts where you live if your consumer protection law allows it.
12. Changes to these terms
We may update these terms. We’ll post the new version here with a new date. If a change is material, we’ll tell you by email or in the app before it takes effect. If you keep using Bonzai after that, the new terms apply; if you don’t agree, you can delete your account.
